    An active leak was reported after water reached lower apartments through ceiling openings and interior assemblies. The visible damage was not limited to one apartment, and water appeared to be traveling vertically through a shared route associated with HVAC-related piping or line penetrations.

    The reported condition was not a simple surface stain. Water was observed moving through a vertical pathway, with active dripping or falling water at opened areas. This made the direction of water movement and the relationship between upper mechanical conditions and lower interior damage especially important.

    FAQ

    Can an HVAC system cause water to leak into lower apartments?

    Yes. HVAC equipment can produce condensate during cooling operation. If the condensate pan, trap, or drain line is blocked, poorly maintained, disconnected, improperly pitched, or overwhelmed by humidity conditions, water can overflow or leak into nearby assemblies.

    Does an open terrace door make HVAC condensation worse?

    It can. When air conditioning runs while terrace doors or windows are left open, warm humid exterior air can enter the space. That may increase condensation load at the HVAC equipment.

    If there is a bad roof patch, is the roof automatically the cause?

    No. A poor roof patch is important and should be evaluated, but it does not automatically explain every active leak below. The investigation should compare roof conditions with active water paths, moisture patterns, timing, and opened-area observations.

    Why can lower apartments show more damage than the upper apartment?

    Water can bypass visible upper-apartment finishes by traveling along pipes, ducts, chases, or penetrations. Lower apartments may receive water because the path carries it vertically before it exits at a ceiling opening or weak point.
